Why tanks age the way they do
A tank water heater spends its whole life holding heated water under pressure, and corrosion works on it from the inside. The sacrificial anode rod protects the tank lining — until the rod is consumed and the tank itself starts paying the bill.
Sediment is the other clock. Minerals settle to the bottom of the tank, insulating the burner or elements from the water, forcing longer heating cycles and the rumbling sound experienced plumbers recognize immediately.
Why tankless lasts longer
A tankless unit heats water only on demand, so there is no stored volume corroding a tank around the clock. Its components are also serviceable in ways a corroded tank is not — a failed part can be replaced rather than the entire unit.
The trade is maintenance discipline: in our water, tankless heat exchangers need periodic descaling to keep their passages clear. Skipped descaling is the most common way a long-lived unit gets shortened.
What Charleston does to both
Local water chemistry and sediment load make flushing genuinely valuable here rather than a nice-to-have. Homes on wells or with noticeable hardness see it fastest.
Placement matters too: garage and crawl-space units live in humidity year-round, so their exteriors, connections, and pans deserve a look whenever other work is done nearby.
Deciding which to buy
Tanks win on upfront cost and installation simplicity. Tankless wins on lifespan, footprint, and endless hot water — but a conversion can involve gas-line or venting scope a like-for-like tank swap avoids.
