Serving Sullivan's Island

Heating, Cooling & Plumbing on Sullivan's Island, SC

Sullivan's Island guards the mouth of Charleston Harbor — a small, quiet residential island with no hotels, a storied history at Fort Moultrie, and some of the most cherished homes in the Lowcountry. Holy City Heating & Air serves the island with the discretion and craftsmanship its houses deserve.

The island's character comes from its mix: nineteenth-century officers' quarters and island cottages alongside carefully designed contemporary homes, all within a few blocks of open Atlantic. Mechanical work here often means fitting modern comfort into houses that predate electricity, without disturbing what makes them special.

We are based minutes away on East Bay Street downtown, locally owned since 2015, and licensed in South Carolina (License# M113404). For island homeowners, that means a nearby team that knows these streets, answers the phone until 9 PM, and does unhurried, precise work.

Local climate, local systems

Sullivan's Island faces the open Atlantic at the harbor entrance, and its salt exposure is as intense as anywhere we work. Constant onshore breezes coat outdoor equipment in salt film, and the island's famously preserved maritime forest and accreting beachfront do nothing to shelter mechanical systems from the marine air.

The housing stock is a study in contrasts: historic island cottages and former military structures — some well over a century old, with framing and proportions that resist conventional ductwork — beside modern elevated homes built to current flood and wind codes. Each demands a different playbook, from ductless retrofits in old cottages to multi-zone systems on new construction.

Nearly the whole island sits within coastal flood zones, so equipment elevation is not optional. Raised platforms, elevated air handlers, and flood-conscious condensate and electrical routing are standard practice for our installations here.

Sullivan's Island questions, answered

Can you air-condition a historic Sullivan's Island cottage without ruining its character?

Yes — this is some of our favorite work. Ductless mini-splits, compact ducted units hidden in closets or attics, and careful linear diffusers let us condition century-old cottages without dropping soffits or cutting visible chases. We plan every penetration before we make it.

How do I slow down salt corrosion on my outdoor unit?

Three things matter most: coastal-rated or coated equipment at replacement, placement shielded from direct onshore wind where possible, and periodic freshwater rinsing paired with professional maintenance. Together they can roughly double the life of oceanfront equipment compared with neglect.

Do you handle plumbing on the island as well?

Yes. We service water heaters, fixtures, and supply lines across Sullivan's Island, including tankless systems in elevated homes and the peculiarities of plumbing runs in raised construction over flood zones.
