Can you add ductwork to a historic Charleston single house?

What system works best in a raised beach house?

The honest caveats: coastal homes need coastal-rated coils, older homes need their ducts sealed before any equipment can hit its ratings, and homes with knob-and-tube-era wiring need an electrical check before backup heat strips are added.
What's the best way to condition a FROG (finished room over the garage)?
A ductless mini-split head is usually the right call. The FROG sits at the far end of the duct system, over an unconditioned garage, which is why it roasts every summer. Its own head gives it its own zone and its own thermostat without pushing new duct runs through finished ceilings — the same logic applies in townhomes and new-construction two-stories alike.
Is a bigger system better for Charleston humidity?
No — usually the opposite. An oversized unit cools the air to the thermostat number quickly and shuts off before it has run long enough to remove moisture, which leaves the house cold and clammy. Right-sizing from a real load calculation, especially in older homes with high ceilings and leaky envelopes, is how a system actually dries the air here.
