What a hurricane actually threatens
Charleston homeowners know the season well, from June 1 through November 30, with the historical peak in late summer. For your HVAC system, the danger comes in three distinct forms, and each calls for a different defense.
Wind and debris threaten the outdoor unit physically. Flying branches, fence sections, and lawn items can bend fins, break fan blades, and dent cabinets. Storm winds also drive salt spray and debris deep into the coil, which is why post-storm rinses matter even when nothing visibly hit the unit.
Electrical surges accompany nearly every major storm, from lightning, from grid faults, and especially from the unstable power that comes with restoration after an outage. Surges can destroy compressors, control boards, and thermostats in an instant. Flooding is the third threat, and the most decisive one, because equipment that has been submerged generally cannot be trusted again.
Before the storm: a practical checklist
When a storm is approaching, start by cooling the house several degrees lower than usual while power is still reliable. The house will hold that coolness for a while once the system is off, which matters because you may be without air conditioning for some time.
Then shut the system down before conditions deteriorate, at the thermostat and at the breaker or outdoor disconnect. A system that is off cannot be damaged by the rapid power fluctuations of a failing grid, and it cannot try to run while wind is driving rain and debris through the outdoor coil.
Finally, prepare the area around the outdoor unit. Anything that can fly in hurricane wind eventually does, and the condenser is often in the flight path.
- Pre-cool the house while power is stable
- Turn the system off at the thermostat, then kill power at the breaker or disconnect
- Move patio furniture, grills, planters, and toys away from the outdoor unit
- Trim overhanging dead limbs earlier in the season, not the day before
- Do not wrap the unit in plastic tarps, which trap moisture and can become sails
- Photograph your equipment beforehand for insurance documentation
Surge protection is the cheapest insurance
The compressor in your outdoor unit and the control boards in modern equipment are exactly the kinds of components a voltage surge kills, and those are among the most expensive parts in the system. Storm season is when surges cluster, particularly during power restoration, when the grid can deliver repeated spikes and sags as crews re-energize circuits.
Dedicated HVAC surge protectors install at the equipment disconnect and clamp surges before they reach the compressor and electronics. A whole-home surge protector at the main panel adds a second layer for every appliance in the house. Together they are modest, one-time additions compared with the components they protect.
The habit that pairs with the hardware is patience after an outage. Leave the HVAC system off until power has been stable for a while, because the first minutes after restoration are the riskiest. Turning everything back on the moment the lights flicker to life is how a lot of storm-surviving equipment gets killed by its own grid.
Flooding and elevated equipment
Much of the Charleston area lives with flood risk, from mapped flood zones to the tidal and rainfall flooding that soaks yards well outside them. Outdoor condensers, and any air handlers or ductwork in crawl spaces, are the HVAC components most exposed when water rises.
The rule for flooded equipment is unforgiving. Electrical components, motor windings, insulation, and refrigerant system controls that have been submerged are compromised even if they appear to dry out, and energizing them risks shock, fire, and failure. If your outdoor unit or air handler took on water, leave the power off and have it professionally inspected before any restart. Often, submerged equipment is replaced rather than repaired, and insurance documentation from your pre-storm photos helps that process.
The durable fix in flood-prone locations is elevation. Condensers can be mounted on raised platforms or brackets above expected water levels, a practice long used in the Lowcountry, and homes in flood zones increasingly move air handlers and ductwork up out of vented crawl spaces entirely. If your equipment sits low on a slab in a yard that floods, elevating it during the next replacement is worth planning for, and it is a conversation we are glad to have before storm season rather than after.
After the storm: inspect before you restart
Once conditions are safe, inspect before you energize anything. Walk around the outdoor unit and look for debris lodged against or inside it, a bent fan, dented panels, displaced refrigerant lines, and any sign of the high-water mark. Clear loose debris from around the cabinet, and give the coil a gentle fresh-water rinse to remove the salt load the storm delivered.
If the unit stayed dry and looks undamaged, restore power at the disconnect and breaker, then start the system from the thermostat and listen. Grinding, buzzing, repeated clicking, or a breaker that trips again means shut it down and call for service. If there is any indication water reached the unit, or you are unsure, leave it off and have it inspected first.
