What is Flood Zone & Equipment Elevation?

A flood zone is a FEMA-mapped area of flood risk, such as an AE zone with a set base flood elevation, a VE coastal high-hazard zone with wave action, or lower-risk Zone X. Equipment elevation means mounting HVAC equipment on platforms or stands at or above the elevation that local floodplain rules require.

Why it matters to you

In mapped Charleston County flood zones, replacement HVAC systems must be elevated, and a substantial improvement requires the system at or above base flood elevation plus freeboard — so height is a code requirement, not a preference.

Practical guidance

Look up your zone on the FEMA Flood Map Service Center before planning equipment, and treat your next replacement as the moment to correct elevation. Even outside mapped zones, a yard that has held standing water is worth elevating for.
