Plumbing & Water Heating

What is Tankless Water Heater?

A tankless water heater heats water only when a hot tap opens, passing it through a gas burner or electric heat exchanger instead of storing a heated tank. It delivers continuous hot water within its flow-rate limit, mounts on a wall, and needs periodic descaling, especially where water is hard or carries sediment.

Why it matters to you

With no stored tank corroding around the clock, a tankless unit typically outlasts a tank in Charleston service — but local water chemistry makes descaling a must, and exterior-wall units near the marsh sit directly in the salt path.

Practical guidance

Size the unit to the number of fixtures you run at once, not just household size, and confirm gas-line and venting scope before you commit to a conversion. Once installed, put descaling on a schedule rather than waiting for symptoms.

Tank vs. tankless water heaters at a glance

Factor Tank water heater Tankless water heater
Hot-water delivery Stored supply; can run out during back-to-back showers until it recoversContinuous on demand, up to the unit's flow-rate limit
Footprint Floor-standing tank in a closet, garage, or crawlspaceCompact wall-mounted unit; frees floor space
Maintenance needs Sediment flushing and periodic anode rod checksPeriodic descaling and inlet screen cleaning
Typical lifespan (per our tank vs. tankless guide) Commonly about 8–12 yearsOften around 20 years
Install considerations Simple like-for-like swap in most homes; lower upfront costMay need gas-line upsizing, new venting, or added electrical capacity; higher upfront cost

Is a tankless water heater worth it in Charleston?

Often, for households that run out of hot water or want the floor space back. Tankless units typically last considerably longer than tanks — often around twenty years versus about eight to twelve — but they cost more upfront and a conversion can add gas-line or venting work. For a small household with a healthy tank, running the tank out before converting can make more sense.

Why does a tankless conversion cost more than a tank swap?

A like-for-like tank replacement reuses the existing connections, venting, and location. A gas tankless unit may need a larger gas supply line, new venting, and a new mounting location, and an electric unit may need significant electrical capacity. We price both options so you can compare them side by side.

What maintenance does a tankless water heater need?

Periodic descaling of the heat exchanger and cleaning of the inlet filter screen. In Charleston-area water, skipped descaling is the most common way a long-lived tankless unit gets shortened, and a water softener reduces how fast scale builds.

Can a tankless water heater go on an outside wall near the water?

It can, but coastal exterior mounting puts the heat exchanger and electronics directly in the salt path. Where you have the choice, an indoor or sheltered location is better; if it must go outside, ask about coastal-rated options at installation time.
