Condensers: fins first, then the cabinet, then the electronics
The outdoor condenser takes the heaviest salt exposure of anything you own, and its first casualty is the coil fins — thin aluminum sheets that do the actual heat rejection. Salt corrodes fins into a crumbling white-gray powder, and every ruined fin raises head pressure, which makes the compressor work harder and die younger. Coil damage is how salt kills a condenser long before the cabinet looks bad.
The cabinet and hardware corrode next, usually starting at screws, panel edges, and the base pan where salt-laden water pools. Last come the electrical components: contactor terminals, capacitor connections, and wire lugs corrode and build resistance, producing the intermittent failures that strand systems on hot days.
The defenses, in order of impact: placement that avoids direct onshore wind where the lot allows it, factory or professionally applied coil coatings on new equipment near the water, a gentle fresh-water rinse of the coil during the salt-heavy months, and maintenance visits where a technician checks electrical connections for corrosion before they fail. Never pressure-wash a coil — bent fins are as bad as corroded ones.

- Site the unit out of direct onshore wind where the property allows
- Rinse the coil gently with fresh water during high-exposure months

Indoor coils and line sets: the sneakier victims
Salt does reach indoor equipment, riding in on infiltration air and through any duct leak pulling from outdoors, a garage, or a vented crawl space near the water. The evaporator coil is the target, and it is doubly vulnerable because it sits wet all cooling season — salt plus permanent moisture is the formula for formicary corrosion, the pinhole coil leaks that cause so many unexplained refrigerant losses in coastal homes.
The refrigerant line set connecting indoor and outdoor units runs exposed along the exterior wall, and its weak points are the fittings, valve caps, and any spot where the insulation has slipped and bare copper meets salt air. Corroded service valves are a quiet, common leak source on coastal systems.
The guidance: keep line-set insulation intact and end caps in place, have coils inspected for early corrosion during maintenance rather than waiting for a refrigerant loss, and treat any repeated need for refrigerant as a leak search, never as a top-off routine.
Mini-split heads and their outdoor units
Ductless mini-splits concentrate their salt risk in the outdoor unit, which is often mounted higher and more exposed than a conventional condenser — on brackets, on rooftops, or on elevated coastal homes where the sea breeze hits it directly. The same fin corrosion applies, and the inverter electronics inside make the control boards a costlier casualty than a conventional unit's simple contactor.
The indoor heads are largely protected, but their weak points are the wall penetrations and flare fittings where the line set enters, plus the condensate drains. Coastal installers should seal penetrations thoroughly; salt-humid air wicking into a wall cavity around a sloppy penetration corrodes the fittings from a direction nobody inspects.
For coastal mini-split installs, ask about corrosion-protected outdoor unit options, favor mounting locations sheltered from direct onshore wind even at the cost of a slightly longer line set, and put the outdoor unit on the same fresh-water rinse habit as a condenser. Water heaters: the forgotten coastal casualty
Water heaters corrode from two directions at once — the water inside and the salt air outside — and the outside attack gets ignored. Tank water heaters in garages, carports, and exterior closets near the water rust at the tank jacket seams, the fittings, and critically the burner and control assembly on gas models, where corroded components become a safety issue rather than just a longevity one.
The anode rod, the sacrificial part that protects the tank interior, works overtime in coastal service and deserves checking rather than being left to silently exhaust. Tankless units mounted on exterior walls put their heat exchanger and electronics directly in the salt path, so coastal siting and any available coastal-rated options matter at installation time.
